    Montgomery is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. Its boundaries are Shaganappi Trail to the east, 32nd Avenue and Market Mall to the north, and the Bow River to the south and west. Immediately across the river to the west is the community of Bowness, itself a town until being annexed by Calgary in 1964.

    Montgomery was originally established as a community in 1911.[3] In 1943, it was renamed to Montgomery, named after Field Marshal Bernard Law Montgomery, 1st Viscount Montgomery of Alamein, a celebrated British military leader who played an important role in WWI and WWII. On December 24, 1957, Montgomery incorporated as a town, but changed to village status less than four months later on April 15, 1958. The village was eventually absorbed by the City of Calgary on August 15, 1963 via amalgamation.

     The community has an area redevelopment plan in place.

    Montgomery real estate includes a variety of older, well established single family homes, brand new builds, duplexes and condos. Home prices range from moderate to affordable depending on the age and size. Due to the varying elevations, many homes in Montgomery have lovely views of the Bow River.

    AMENITIES

    The adjacent Shouldice Athletic Park features acreage along the Bow River with sports fields and ponds for outdoor skating. Montgomery also has an ice arena, pool, and backs onto Bowness Park with access to pathway system. Other popular winter activities such as snowboarding, skiing and ski jumping are available at the nearby Canada Olympic Park.

    Mayland Heights is a residential neighbourhood in the north-east quadrant of Calgary, Alberta. It is bounded by Barlow Trail to the east, Memorial Drive to the south, Deerfoot Trail to the west and Trans-Canada Highwayto the north. The land was annexed to the City of Calgary in 1910. Originally called Crossroads, the community was established in 1962. 

  • Bowness

    Bowness is a community district in west Calgary. It was an autonomous town until 1963, when it was amalgamated by Calgary. The neighbourhood is bordered by the Bow River on the north and east, 16th Avenue on the south, and Stoney Trail on the west. Immediately over the river to the east lies the community of Montgomery, itself an autonomous town until Calgary amalgamated it in 1963.

    On the northwest end of the community is one of Calgary's most popular parks, Bowness Park. The park sits between the Bow River and a lagoon, and is popular for picnics, summer sports, ice skating in the winter, and boating. It is also part of the city's large pedestrian pathway network. To the south-east, it is bordered by Edworthy Park. The community has an area redevelopment plan in place.

    Bowness real estate ranges from lovely single family homes on large lots, with a good selection of higher priced waterfront properties, to older bungalows. Many of which are being nabbed up and completely renovated. There is also a selection of low level condos and townhouses available.

    BOWNESS AMENITIES

    Bowness homes are close to several recreation facilities, including: Bowness Park, Canada Olympic Park, Bowmont Park, Edworthy Park, Baker Park and several small parks within the community. Residents can go boating and picnicking in the summer and outdoor skating in the winter, and have easy access to the pathway system

    University Heights is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. It is located south of the University of Calgary, McMahon Stadium, the Alberta Children's Hospital and Foothills Hospital. It is a relatively small neighbourhood and is bounded to the north by 24 Avenue N, to the east by University Drive, to the south by 16 Avenue N (Trans-Canada Highway) and to the west by Shaganappi Trail.

    Stephen Harper, Canada's current Prime Minister, lived in this neighbourhood while attending school in Calgary. University Heights was established in 1963

    Real estate in University Heights includes single family homes (many with apartments catering to students), townhouses and condos.

    winston Heights/Mountview is a residential neighbourhood in the north-east quadrant of Calgary, Alberta. It is bounded by 32 Avenue to the north, the Nose Creek and Deerfoot Trail to the east, Trans-Canada Highway to the south and Edmonton Trail to the west. Fox Hollows and Elks golf course are developed at the eastern edge of the neighbourhood. The neighbourhood was established in 1932 and largely expanded in the 1950s. Whether it be a luxury home overlooking the Elks Golf Club, a moderately priced family home, or that starter you've been looking for - Winston Heights has something for everyone. The neighbourhood also offers some maintenance-free townhouse units in well kept complexes.

    West Hillhurst is a northwest neighbourhood lying within the inner suburbs of CalgaryAlbertaCanada. The community, which is located west of Hillhurst, is bisected by Crowchild Trail. On the north, West Hillhurst is bordered by the communities of Hounsfield Heights/Briar Hill and St. Andrew's Heights. Other boundaries are 18th Street W to the east, the Bow River to the south and 28th Street W to the west.

    Tuxedo Park is a residential neighbourhood in the north-east quadrant of Calgary, Alberta. The inner city community is bounded to the north by 32 Avenue N, by Edmonton Trail to the east, the Trans-Canada Highway to the south and 2 Street NW to the west. The community is bisected by Centre Street from north to south. Tuxedo was annexed by the city in 1910 and it was established as a neighbourhood in 1929.

    Many older homes in Tuxedo have been torn down and replaced by contemporary single family homes or condos. Some smaller bungalows can still be found on nice lots with large trees. Tuxedo homes have a great location, minutes from Centre Street shops and several local parks and the larger Mountview Park.

    TUXEDO AMENITIES

    The Tuxedo Park community centre and central park offers playground, ice rink, soccer field, ball diamond and is the source of several special events.

    Sunnyside is an innercity community in Calgary, Alberta located on the north side of the Bow River immediately adjacent to Calgary's downtown. The community partners with the neighbouring community of Hillhurst to form the popular area known as Kensington.

    Kensington is a Business Revitalization Zone and the communities of Hillhurst and Sunnyside have an area redevelopment plan in place.

    Kensington has seen a revival over the past few years with a host of new residential development by local Calgary builders. Kensington by Bucci, St Johns by Streetside, and LIDO by Batistella will add over 20,000 sq.ft. of new street level retail as well as approximately 240 residential condo-style homes to the neighbourhood. Encompassed by the areas of Hillhurst and Sunnyside, Kensington is an active family-friendly area, abundant with amenities.

    Sunnyside runs from the north bank of the Bow River (Memorial Drive) to Crescent Road and M .C. Hugh Bluff Park in the north, and between 4th Street NW in the east to 10th Street NW in the west. Sunnyside real estate is a mix of older character homes, newer infills and apartment-styled condos.

    St. Andrews Heights is a residential neighbourhood in the North-West quadrant of Calgary, Alberta. It is bounded to the North by Trans-Canada Highway, to the East by Crowchild Trail, to the south by Toronto Crescent and to the West by 29 Street. The Foothills Medical Centre occupies the North-Western corner of the community and McMahon Stadium and the Foothills Athletic Park borders to the NorthEast. The Bow River flows immediately South of the neighbourhood. The area was annexed to the City of Calgary in 1910 and St. Andrews Heights was established in 1953.

    Single family homes in St. Andrews Heights are fairly upscale, with many of the older bungalows torn down and sold for their valuable property, or converted to rentals. Within walking distance of theFoothills Hospital, the new Children's Hospital and the University of Calgary, St Andrew Heights is perfect for medical professionals and academics working at these facilities.

    Rosedale is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. It is located south of the Trans-Canada Highway, between 4th and 10th Street NW. To the south it is bounded by McHugh Bluff Parkand the community of Sunnyside.

    Rosedale homes start over $500,000 and range upwards in price to over $4-million for homes on Crescent Road, which runs along the ridge overlooking downtown Calgary. Rosedale condos are moderately priced.

    Renfrew is a residential neighbourhood in the north-east quadrant of Calgary, Alberta. It is located south of the Trans-Canada Highway, and north of the inner city community of Bridgeland. To the east it is bordered by theNose Hill Creek and the Deerfoot Trail and is separated from Crescent Heights to the west by Edmonton Trail. It is represented in the Calgary City Council by the Ward 9 councillor.

    The area consists mainly of residences with no major commercial or industrial facilities. There are some small businesses located along Edmonton Trail and 16th Avenue. There are no emergency health care facilities in the district, though several physicians' offices have been established, and the Alberta Alcoholism and Drug Abuse Commission does have a treatment facility established in the neighbourhood.

    Real estate in Renfrew is characterized by older single family homes from the 50's and up, modern re-builds, luxury attached homes, and several condominiums. Regal Terrace homes are best sought out for incredible Bow River Valley views.

    RENFREW AMENITIES

    Edmonton Trail to the west offers quick access to downtown, and the Trans-Canada Highway to the north is conveniently located for those weekend jaunts to Banff.

    For recreation, residents are just minutes from Bow River and Nose Creek pathway systems, and the Renfrew Athletic Park with its many sports fields, and playground. Also close by is a swimming pool, indoor and outdoor skating rinks, and the Elks Golf Club.

    Parkdale is a neighbourhood in the city of Calgary, Alberta. It is bounded by 28 Street NW to the east, Foothills Hospital to the north, Shaganappi Trail NW to the west and the Bow River on the south. It was constructed as a post-World War II suburb, but is now an inner city neighbourhood.

    Parkdale real estate offers a nice mix of mid to high-end single family detached homes, low-rise condos and townhouses. Townhomes such as, "The Madison", were built in 2010 and are located just steps from the river and pathway, with quick access to downtown.

    Highland Park is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. It is bounded to the north by McKnight Boulevard, to the east by Edmonton Trail, to the south by 32 Avenue N and to the west by 4 Street W. Confederation Park and Nose Hill Park are located in close proximity. The Queens Park Cemetery occupies the south-western corner of the neighbourhood, and the Highland golf course is developed in the north. The land was annexed to the City of Calgary in 1910 and Highland Park was established in 1946.

    Crescent Heights is a neighbourhood (formerly its own village) in the northwest and northeast quadrants of Calgary, Alberta. It is located in the inner city, immediately north from Downtown. It is bounded to the north by theTrans-Canada Highway, on the east by Edmonton Trail, on the west by 4th Street NW, and to the south by Memorial Drive and the Bow River. Crescent Heights was originally incorporated as a village on May 1, 1908. It was subsequently annexed by the City of Calgary in 1911 and established as a neighbourhood in 1914. The community has an area redevelopment plan in place. The neighbourhood is bisected by Centre Street North, which runs north-south through the community and offers quick access into the downtown area. Technically part of Crescent Heights is in NW Calgary and part in NE Calgary, but the community is considered a "NW Community" by the Calgary Real Estate Board *CREB*.     Cliff Bungalow is a City centre residential neighbourhood in the south-west quadrant of CalgaryAlberta. Centered along 5 Street SW, it is bordered by Elbow River to the south, by Uptown 17th Avenue to the north and by Fourth Street to the east.

    The neighbourhood of Bridgeland-Riverside (formerly known as "Bridgeland" and "Germantown") of Calgary, Alberta, Canada, is located to the immediate northeast of downtown Calgary. It is bounded to the south by the Bow River, to the east by Deerfoot Trail, to the west by Edmonton Trail and to the north by the community of Renfrew.

    The community is primarily residential with a mix of parkside condominiums and single-family houses. Bridgeland contains a variety of restaurants, food markets, retail shopping, offices, financial services, churches and schools. The Calgary Zoo, Telus Spark, The Bridges urban renewal development and access to the city's large network of pedestrian pathways (theBow River pathway) and parks are unique focal points for the community and surrounding region.

    Bridgeland borders a natural environment composed of the confluence of the Bow River and Elbow River. Tom Campbell's Hill park lies on the eastern edge of Bridgeland and overlooks the downtown, Bow River and northeastern part of the city. St. Patrick's Island and St. George's Island lie in the southern part of Bridgeland. St. George's Island is home to the Calgary Zoo, Canada's second largest zoo.

    Bridgeland is the site of the Telus Spark, a $160-million facility that opened on October 29, 2011 and Canada’s first purpose-built science centre in more than 25 years.

    A recent redevelopment plan with upscale condos & townhouses has transformed this area into a thriving community. Bridgeland also has a large selection of single-family homes.

    While some believe the building of the Langevin Bridge in 1885 was where the name came from, Bridgeland actually was named after the company Dominion Bridge Company, which operated and employed many Calgarians at the time. Back then Bridgeland was a red-light district that wasn't part of Calgary. The old General Hospital, which was opened in 1910 and demolished in the 1998, is now the site of a large condo development (The Bridges).

    Banff Trail is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. It is located north-east of the intersection of Crowchild Trail and Trans-Canada Highway, east of McMahon Stadium and the University of Calgary.   • Varsity Acres

    Varsity is an established neighbourhood in the Northwest quadrant of Calgary, Alberta. It was developed in the 1960s and early 1970s on a plateau to the north of the Bow River valley, and is primarily composed of Single-detached dwellings on wide lots. The neighbourhood comprises three major areas: Varsity AcresVarsity Village, and Varsity Estates. Varsity is bounded on the north and east by Crowchild Trail, on the west by the Bow River, and on the south by 32nd Avenue NW. It borders the neighbourhoods of Silver Springs and Bowness on the west side, and both Montgomery and the University of Calgary campus on the south side. The easternmost portion of Varsity contains the University of Calgary Research Park.

    Varsity Acres is a mature neighbourhood dating back to the 60's and 70's, with well kept single family homes in quiet streets. Many of which feature rear lanes, designed to separate pedestrian from vehicular traffic.

    North Haven is a residential neighbourhood in the north-west quadrant of Calgary, Alberta. The community is split by a bus trap into "Lower North Haven" on the south side and "Upper North Haven" on the north side.

    North Haven was established in 1963. Development of Lower North Haven took place between 1962 and 1971. The development of Upper North Haven started in 1977. Previously the land was primarily cattle grazing ranch land., part of the once vast grazing leases of the city's famed early ranchers, Pat Burns.     Edgemont is a residential neighbourhood in northwest Calgary, Alberta, Canada, located north of the community of Dalhousie and bounded by John Laurie Boulevard to the south, Sarcee Trail to the west, Country Hills Boulevard to the north and Shaganappi Trail to the east. Much of Edgemont is a northwest extension of Nose Hill, as evidenced by the steep escarpments at the southeast end of the community. The elevated position of Edgemont (1245m at its highest) provides views of the city to the south and the Rocky Mountains to the west. The community began development in 1978.

    Edgemont is one of the largest neighbourhoods in the city of Calgary, and is comprised of predominantly single family homes, with a mix of low-rise condos and townhouses. Edgemont houses range in price from moderate to over a million dollars. Edgemont has some modern low level condos for the buyer looking for a low maintenance property.     COLLINGWOOD AMENITIES

    1-2-5-10: Protection for every homebuyer

    Alberta’s New Home Buyer Protection Act (NHBPA), which took effect in February 2014, reflects the Government’s desire to ensure all new homebuyers receive warranty protection, clear expectations and an ownership experience protected from unpleasant surprises – the benefits our Builder Members’ customers have been enjoying for over 40 years.

    According to the new legislation:

    • Every homebuilder must provide proof of warranty coverage to obtain Alberta building permits
    • Government-managed registry will provide public access to key dates and specific information about new home warranties
    • At a minimum, the warranty on each new home whose building permit application was submitted after February 1, 2014, will provide “1-2-5-10” coverage.

    1-2-5-10 Coverage

    Alberta’s New Home Buyer Protection Act stipulates that all new homes must include warranty coverage of one year for labour and materials, two years for delivery and distribution systems, five years for building envelope protection and 10 years for major structural components.

    Following are more detailed explanations of these coverages as well as warranty coverage limits and commencement dates.

     

    1 Year Labour & Materials

     Mandatory warranty includes one year’s coverage for defects in materials and labour. This addresses issues with the way your home was built or the materials it was built with. It includes such items as flooring, trim and fixtures.

    For a single-family home, a multi-family unit or multi-family common property, this coverage applies for one year starting on the warranty commencement date (see below).

    2 Year Distribution Systems

     A new home warranty must cover defects in labour and materials related to heating, electrical and plumbing systems for two years from the warranty commencement date. This applies to single-family homes, multi-family units and warrantable multi-family common property.

    5 Year Building Envelope

    Homebuilders in Alberta must provide five years’ coverage for defects in the building envelope, which the New Home Buyer Protection Act defines as the system of components that separate the controlled interior air from the exterior (for example, the wall framing and cladding, roof and window installation).

    This coverage spans five years from the warranty commencement date for a single-family home or for multi-family common property.

    Warranty providers must offer an optional two-year extension on building envelope coverage for a total of seven years’ coverage.

    10 Year Structural Integrity

    Mandatory warranty covers the key structural components (for example, the frame and foundation) of single-family homes and multi-family dwellings for 10 years from the warranty commencement date. Coverage applies to defects in material and labour that result in the failure of a load-bearing part of the new home or cause structural damage that materially and adversely affects the owners’ ability to use and safely occupy the home.

    Living Expenses

    If a new home is uninhabitable as a result of a defect or while warranty work is underway, the Program will pay up to $150 a day (to a maximum of $15,000) for reasonable living expenses incurred by the insured.

    Warranty Coverage Limits

    For a single-family home: The lesser of the purchase price (excluding land) and $265,000.

    For a multi-family unit registered under a condominium plan: the lesser of the purchase price and $130,000.

    For warrantable common property in a multi-family building or for the property for which a condominium corporation is responsible under its bylaws: $130,000 times the number of single units in the building to a maximum of $3,300,000 per building.

    For a non-condominium multi-family unit (for example, a duplex unit or row townhome with no warrantable common property): the lesser of the purchase price and $265,000.

    {call-out}   To allow our Builder Members to customize their warranty offerings and give their customers even greater peace of mind, the Program offers several optional warranty products that go beyond the mandatory “1-2-5-10” coverages.

    Commencement Dates

    For a single-family home: the earliest of (1) the date a new home is first occupied; and (2) the date an accredited agency, accredited municipality, or accredited regional services commission grants permission to occupy a new home. 

    For a non-condominium multi-family unit (for example, a duplex unit or row town home with no warrantable common property): the earliest of (1) the date a new home is first occupied; and (2) the date an accredited agency, accredited municipality, or accredited regional services commission grants permission to occupy a new home. 

    For a multi-family unit registered under a condominium plan: the earliest of (1) the date of occupancy; and (2) the date an accredited agency, accredited municipality, or accredited regional services commission grants permission to occupy a new home. 

    For warrantable common property in a multi-family building or for the property for which a condominium corporation is responsible under its bylaws: (1) the title to an inhabitable unit in a building or building in a phase of development of a condominium, a cooperative or multiple family dwelling is transferred from the Builder to a purchaser of a unit in an arm's length transaction; and (2) the Builder has agreed with a qualified person to have the qualified person prepare a building assessment report for the building or for a phase of development within 180 days of the transfer of title described in (1).

     

    ENHANCED PROTECTION

    To allow our Builder Members to customize their warranty offerings and give their customers even greater peace of mind, the Program offers optional warranty products that go beyond the province’s mandatory “1-2-5-10” coverages:

    • Pre-Possession Insurance (single-family homes)
    • Deposit Insurance (multi-family units)
    • Extended Building Envelope Coverage

    Pre-Possession Insurance

    A combination of deposit insurance and home completion insurance, optional* Pre-Possession Insurance protects a purchaser’s investment in a single-family home from the time a deposit is made until the mandatory warranty commencement date. In the unlikely event of default by a Builder Member, the Program will reimburse the purchaser’s deposits up to 20% of the single-family home’s purchase price (excluding land) to a maximum of $100,000.

    * Pre-possession insurance is an optional product that the Program offers to our Builder Members. The Government of Alberta does not mandate inclusion of this coverage in a new home warranty.

    Deposit Insurance

    In the unlikely event of default by a Builder Member of the Program, optional* Deposit Insurance covers a purchaser’s deposits on a multi-family home up to 20% of the home price (excluding land) to a maximum of $50,000. (Maximum amount is project-specific and may fluctuate; please confirm the amount with your Builder.) Deposit insurance begins upon payment of the initial deposit under the Purchase Agreement and ends when the unit’s mandatory warranty coverage commences.

    * Deposit insurance is an optional product that the Program offers to our Builder Members. The Government of Alberta does not mandate inclusion of this coverage in a new home warranty.

    Extended 2 year Building Envelope

    Optional building envelope coverage protects purchasers from defects in the building envelope for two years over and above the mandatory five-year coverage, extending the coverage period to a maximum of seven years from the warranty commencement date.

    For multi-family units, only the Builder Member or condominium corporation may opt for this additional coverage at the time of the project application.
